STAMA Proposes Stringent Quality Standards for Airbnb Hosts

Greece’s Short-Term Accommodation Managers Association (STAMA) has submitted a comprehensive set of proposals to the Tourism Minister, Olga Kefalogianni, and other relevant authorities, outlining stringent quality standards for short-term rental (STR) operations in the country. These recommendations aim to enhance the guest experience, ensure safety, and support the nation’s thriving tourism industry.

In Focus: Sustainability

Sustainability is one of STAMA’s main concerns. The global traveller’s heightened consciousness regarding environmental concerns like energy usage, water conservation, waste management, and sustainable practices is undeniable and evident in every survey conducted. This growing awareness demands a proactive approach from the hospitality industry.

Accommodations that embrace sustainable practices contribute to environmental preservation and reap tangible benefits. Rigorous analysis reveals that such establishments receive superior reviews, command higher rates, and enjoy a loyal customer base through repeat bookings and recommendations. Sustainability, therefore, emerges as a strategic differentiator in the competitive short-term rental market.

Implementing sustainable practices is a meticulously planned journey guided by recognized certification programs. This roadmap is of paramount importance, and it must be pursued with unwavering dedication and zeal. Airbnb and other STR hosts should have in place:

• Electricity consumption exclusively from RES;
• Use of electrical equipment (Air Conditioner, kitchens, etc.) of the latest technology and high-energy class;
• LED lamps;
• Water consumption control mechanisms;
• Amenities from biodegradable materials;
• Existence of waste recycling bins, etc.

Proposal for mandatory STR practices:

• Mandatory civil liability insurance for all STR operators;
• Installation of fire extinguishers and marked emergency exits;
• Provision of first aid kits, regularly renewed and checked before each guest’s arrival;
• Sanitary disinfection of rental spaces between bookings.

The association emphasizes that these measures are essential to upgrade the quality of services and secure the future of the STR segment, which has become an increasingly significant contributor to Greece’s GDP and tourism figures.

With the newly proposed measures, STAMA targets Airbnb hotspots, which should improve quality standards to align with international levels, even when delivering more affordable options than traditional hotels.

Furthermore, STAMA has proposed additional requirements to enhance guest comfort and safety, including:

• Installation of smoke detectors and energy-efficient heating and cooling systems;
• Provision of medical assistance and emergency telephone numbers in all rooms;
• Non-slip surfaces in bathtubs or showers;
• Refrigerators with freezers and basic kitchen utensils in rental units.

The proposed amendments to the legal framework governing short-term rental operations are currently under review by the relevant ministries and will soon be open for public deliberation. STAMA’s proactive approach aims to establish Greece as a premier destination for high-quality, safe, and sustainable short-term rental experiences, catering to the evolving needs of modern travellers while preserving the country’s rich cultural heritage and natural beauty.
