If you’ve noticed more Dutch, German, or British voices drifting across your favorite seaside taverna, it isn’t just the holiday season talking. More and more Europeans are arriving with something bigger than a suitcase—they’re bringing property budgets.
Crete has officially been ranked as the number one destination for foreign holiday home buyers this year. According to data from real estate agency Elxis, a full one-third of their international client base chose Crete in 2026.
“The large size of Crete means that there is still a significant supply of plots suitable for the construction of new homes, especially in areas close to the sea, which is the main requirement of buyers from abroad. It is also important that Crete has perhaps the longest tourist season in Greece, thanks to its mild climate, while also enjoying a very strong tourism brand name. This allows owners of modern holiday homes to expect highly satisfactory returns and profits should they decide to make their property available for rental exploitation,” said Giorgos Gavriilidis, Elxis CEO.
Gavriilidis also remarked that the upcoming Kastelli Airport and the Northern Road Axis of Crete (VOAK) are massive draws for investors looking at long-term value:
“We see that our clients are constantly looking for new places to explore and invest in, from southern and eastern Crete to the western part of the island. Given that the island’s infrastructure will be significantly upgraded in the coming years, with the operation of the new Kastelli Airport and the Northern Road Axis of Crete (VOAK), we expect a further increase in investment interest from abroad.”
Why Crete?
Simple economics. Property prices here still operate with actual common sense, especially when compared to the Ionian Islands or the Cyclades. Currently, a newly built, off-plan villa with a pool in Crete starts at €3,800 per square meter and caps out around €4,500, depending on the specs. Meanwhile, a similar property in Corfu will set you back up to €5,600 per square meter, and Lefkada hits €5,500. Crete offers the same Mediterranean lifestyle without the absurd premium, guaranteeing much better resale value.

These buyers know exactly what they want, and it is not a rustic stone farmhouse that requires a complete roof replacement. A massive 71% are specifically hunting for newly built properties or homes constructed in recent years. Their top three non-negotiable demands? A sea view, proximity to the water, and a swimming pool. Budget-wise, 36.5% are spending up to €400,000, while another 22% are pushing that envelope to €600,000.
